Share no. 3

​In the middle of a historic wooden building in the eco-village Friskoven on the southern edge of the forest of Almindingen is a home that offers both the opportunity to move in relatively quickly and to create space as you wish.

​

The home is a share in AB Friskoven, has a total of 115.2 m2 and has a shared entrance and utility room with the neighboring apartment. The home consists of two parts:

Part A of 32 m2 + 10 m2 shared entrance

Part B of 63 m2 + 10 m2 shared entrance

Part A is almost completely renovated, while Part B still appears raw. Part A can be inhabited while Part B is being completed, but still lacks details and surfaces.

​

The share is basically sold together, but there may also be the option to buy only each part A or B.

New electricity, new water supply and new sewage have been brought to the common entrance at AB Friskoven's expense, so that the buyer can easily establish electricity, water and sewage in both part A and B.

Part A has been renovated with sustainable materials with the aim of low energy consumption and a healthy indoor climate. From the common entrance, which contains technical equipment and a utility room with water and sewage, you enter the kitchen-family room with a temporary kitchen and garden doors directly to the cozy garden, as well as a wood stove.

The outer wall is insulated with 320 mm paper insulation, covered with wood and is planned to be finished with reed mats and clay plaster. The partition walls facing neighbors are made with 300 mm paper and 250 mm wood fiber insulation, respectively, also covered with wood and is planned to be finished with reed mats and clay plaster.

The floor in the rooms is made of oil-treated wooden floors.

The ceiling is constructed with a diffusion-open underlayment, new I-beams of joists and plywood insulated with 400 mm paper insulation and clad on the inside with a vapor barrier and dispersed formwork.

Part B has been prepared for reconstruction. The old partitions and ceilings have been removed, and a diffusion-open underlayment and a new joist layer of local timber have been installed, and preparations have begun for additional insulation of the external walls and two double patio doors, a window and a single patio door have been installed, all in low energy.

Part B has not yet been insulated, except for the western external wall.

The entire home still has an older eternit roof, which is expected to be replaced within a short number of years.

Upon completion, the home must meet the insulation requirements in the building regulations BR18 “Changed use”

Price

Homes in AB Friskoven are priced in two parts; the cooperative price and the price for the built-up area.

The cooperative price covers the association's costs for building development; provision of electricity, water and sewage, as well as contributions to the construction of common areas in the association.

The cooperative price is calculated as 2412 DKK/m2 for 115.1 m2 and amounts to 277,621 DKK.

​

The price for the built-up area is determined on the basis of the seller's documentation of the building, as well as a construction-technical review by the Assessment Committee appointed by the board.

The appendix to the assessment of the built-up area price is therefore the appendix "Assessment Committee Notes Share 3. 27.07.2024", "Floor plan with descriptions", "Construction details_Apartment_DEL_A" and images.

The assessment committee proposes a total price for the built-up area of ​​DKK 185,000, distributed as follows:

Part A DKK 95,000 – DKK 2262/m2

Part B DKK 90,000 – DKK 1233/m2
